This is a non-smoking complex. Apartment #2 is a lovely lower unit that consists of the following:
The owner pays for the following:
* Water used in the unit and backyard,
* Monthly City of Hayward sewer fee,
* Gas to heat the water used in the unit,
* Weekly trash service,
* Weekly recycling service,
* Weekly landscape service for #2's backyard.
Features and Upgrades:
One open parking space is included in the monthly rent. If available, a second parking space is $50.00 per month. Guests cannot park on the premises.
We have a coin-operated laundry room with a convenient push-button locking door. The washer is $1.50 per load and the dryer is $.50 for each 20 minutes of drying time.
To qualify for residency:
Applicants need to have verifiable gross monthly income of at least two and one-half times the monthly rent. This would be gross monthly income of at least $4,987 (before any tax withholding).
All proposed occupants over age 18 need to have credit scores above 650 with a positive credit history, and good arms-length rental history. Living with or renting from relatives is not arms-length. This requirement may be waived on a case-by-case basis for adult children enrolled in school/college, disabled, etc. Discuss this with management prior to looking at the unit.
Applicants approved for residency must pay the first month's rent and security deposit prior to taking occupancy.
There is a $40 credit and background fee for each adult over age 18 that must be paid in cash at the time applicant turns in their application to management. Note: Do not sign your application form until you meet with management.
If applicant is self-employed:
Provide copies of your two most recent years of income tax returns and a current year-to-date profit and loss statement. More importantly we like to see that you have a history of paying your bills on time and in full. Call Joanne with any questions.

We do not rent to people who have been evicted or who have had an unlawful-detainer filed against them.
We welcome one quiet, well behaved dog or cat per apartment, preferably small, under 30 pounds. Call Joanne if you need more information about our pet policy and to arrange to bring your pet in on a leash to show us its temperament, etc. If we accept your pet, you will be required to provide us your pet's current rabies vaccination throughout your residency. If you have a dog it must be kept inside the apartment or taken with you when you are away. It cannot be left in the backyard.
