Apartment #3 consists of 2 bedrooms, 1 bath, a living room, and a kitchen with eating area and a sliding glass door to the private fenced backyard. The apartment is approximately 800 square feet.

For each apartment the owner pays for:

* Monthly City of Hayward sewer fee
* Gas to heat the water used in the unit,
* Weekly trash service and recycling service,
* Weekly landscape service for #3's backyard.
Monthly Rent: $1,995
Security Deposit: $1,000
Application fee: $30 for each adult over age 18.
To qualify for residency: Applicants need to have gross monthly income of at least two and one-half times the monthly rent. This would be gross monthly income of at least $4,987 (before any tax deductions). Applicants also need to have credit scores above 600 with a positive credit history, and good rental history. If applicant is self-employed: two years tax returns and a current year-to-date profit and loss statement are required. More importantly we like to see that you have a history of paying your bills on time and in full. Single people (roommates) must each qualify on their own unless they are related such as parent and adult child, siblings, domestic partners, etc. Call with any questions.
Credit problems: If you have had a recent short sale, foreclosure, or other problems related to the current economic climate, medical problems or other tragedy, you may still qualify. Call Joanne for a confidential talk about your situation.
Please note: We do not rent to people who have been evicted or who have had an unlawful-detainer filed against them.
Pets: We welcome one quiet well behaved dog
or cat per apartment, preferably small, under 30 pounds. Call the office if you need more information about our pet policy and to arrange to bring your pet in on a leash to show us its temperament, etc. If we accept your pet, you will be required to provide us your pet's current rabies vaccination throughout your residency.
